Chihuahua will have a new 142-million-dollar industrial park






  • American Industries is building a new industrial park in Chihuahua, the first one it develops in Northeast Mexico.




  • American Industries Group is developing its first industrial park in Chihuahua with a 142-million-dollar investment.

    The first stone for American Industries Park in Chihuahua was laid last April. The park will spread over a 54.5-hectare surface and will host 13 industrial buildings to be built on 44.3 hectares.

    The initial stage of the construction will create around 450 jobs per building and it is estimated that the first industrial building (120,000 square feet) will be ready towards the end of this year.

    “We decided to build the park in Chihuahua as there has been significant growth and expansion in the city for industries such as aerospace, automotive and medical. We have been working on the new industrial park to prepare for the newcomers. We are working on the first building, following the nearshoring trend and anticipating the arrival of companies coming from China, France and the United States. Our aim is to help shelter these new businesses by providing them with management services for human resources and finances, so they can focus on production and delivery. The possibility of having a local management reassures companies when they come to Mexico. We also develop and rent out buildings for them,” explained Ms. Sandra Malottky, Chihuahua Business Development manager at American Industries Group.

    It is expected that industrial buildings will be occupied by foreign manufacturing companies for different sectors. Its strategic location, two minutes away from Chihuahua International Airport and 372 kilometers from the northern border, make it very appealing.

    The American Industries Chihuahua Industrial Park has several logistic advantages: it is two minutes away from Chihuahua International Airport, close to the Pan-American Highway to Ciudad Juárez and with easy access to the train line, for those industries which require to transport large pieces or equipment, like the aerospace industry. “Ninety-eight percent of the companies we work with move their products to the United States using 54-feet full truck loads. We are close to the border and most companies want to export their goods to the US. They normally send their shipments by truck and these take one or two days to reach their warehouse. However, we are looking into the possibility of having a train line, we just need to file the paperwork with Ferromex. We would like to have this option available for any company that might need it,” points out Ms. Malottky.

    Industrial space is in high demand in Chihuahua

    Although investment in real estate stopped in 2020 due to the pandemic, it had a surprising bounce back last year. Demand for industrial real estate increased so much that almost four million square feet were occupied.

    “Every industrial real estate space available in Chihuahua, class A, B or C, was rented out or sold in 2022. Right now, the only available building in the city is the one we have in the South Industrial Complex, close to the airport and next to the 173,000 square feet plant we are building for Honeywell. The building is ready for any newcomer and there is room for developing an additional 170,000 square feet. Other than that, there are no buildings ready to be occupied. Every single developer is building right now in different areas of the city,” said Ms. Sandra Malottky.

    American Industries Chihuahua Industrial Park offers build to suit options and it is considered a premium product. “It is a single-developer industrial park, and this gives us total flexibility to build to suit. We develop and rent, we are not contractors, we hire the contractor. The real estate business is to rent out the building long term, seven to ten years,” she adds.

    Ms. Malottky declares that the real estate industry anticipated the sector would bounce back, but it never expected it to happen so quickly and with such a surge in demand.
